The fastest way to clear cockroaches is gel bait placed exactly where they hide, backed up by treating the drains and voids they travel through, and a follow-up visit to catch the next generation. Surface spraying alone won't do it. In Faerie Glen we see a lot of cockroach work in townhouse complexes and retirement villages, where one infested kitchen can keep the whole block supplied.
Which cockroach have you got?
German cockroaches
Small, light brown, with two dark stripes behind the head. These are the indoor ones. They live in warm, tight spaces close to food and water: behind fridges and stoves, inside kettle bases and microwaves, under sinks and in the hinges of kitchen cupboards. They breed quickly, and the females carry their egg cases until just before hatching, which protects the eggs from most sprays. If you're seeing small cockroaches in daylight, the population is already large.
American cockroaches
Big, reddish brown and able to fly short distances on warm nights. These come up from sewers, drains and manholes, and shelter in roof voids, garages and garden refuse. They're the ones that appear in the bath or on the bathroom floor at night, usually having climbed up through a dry floor trap or a gap around a pipe.
Why complexes and villages struggle most
A row of townhouses is connected underneath. Drains run from one unit to the next, plumbing ducts carry pipes up through several floors, and roof voids may be shared. German cockroaches use all of these routes. That's why treating a single unit often works for a month and then fails, because new cockroaches arrive from next door.
Retirement villages add communal kitchens, dining rooms and laundries to the mix. These need regular treatment, with gel baits placed inside equipment and service areas, and a schedule that suits kitchen staff. We work with management on a monitoring contract so treatment happens before residents start reporting sightings.
How we treat cockroaches
- Inspection with a torch. We check the hinges, motor housings, cracks and voids where cockroaches cluster, and look for droppings, which resemble ground pepper, and shed skins.
- Gel bait. Small dots of bait go into cracks and hiding places. Cockroaches eat it, return to cover and die there, and other cockroaches feeding on them pick it up too.
- Drains and voids. For American cockroaches, we treat drains, manholes, sewer vents and the roof void where they rest.
- Odourless residual treatment where it's appropriate, around skirting, plumbing entries and outside doors, which won't stain surfaces.
- Follow-up. German cockroach eggs hatch after the first visit, so a second treatment catches them before they mature.
You can stay home throughout. Wipe counters before preparing food, and keep children and pets away from any sprayed areas until they've dried.
The mistake that makes it worse
Spraying a supermarket aerosol over the cockroaches you can see, and then over the gel bait we've placed. Sprays scatter German cockroaches deeper into walls and appliances, and they make the bait unattractive. If you're using bait, let the bait work. The other mistake is cleaning so hard after treatment that you wipe the bait away. Clean surfaces, yes, but leave the dots in the cracks alone.
A tip for Faerie Glen bathrooms
Showers and floor drains in guest bathrooms that are rarely used dry out, and once the water seal in the trap is gone, there's an open path from the sewer to your floor. Run water into every drain once a week, and fit a drain cover on any floor trap that doesn't get used. It's one of the simplest ways to cut American cockroach sightings at night.
What does it cost?
For a single home, the price depends on the size of the kitchen and bathrooms, which species you have and how heavy the infestation is. A few American cockroaches coming up the drains is a simpler job than a German cockroach infestation inside appliances. For complexes, villages and restaurants we quote per site or per contract. If you're seeing the occasional big cockroach outside in summer, a bit of drain maintenance and a store-bought bait may be enough.
Ants often show up in the same kitchens, and our ant baiting in Faerie Glen deals with them. For the broader city picture, see cockroach control in Pretoria. Lynnwood residents can read about cockroaches in Lynnwood kitchens, and everything we treat around the reserve is on our main Faerie Glen page.
We're SAPCA registered and back our cockroach treatments with a 3-month guarantee. If they return within that time, we do too. Phone 012 012 5526 to book, or take a quick photo of the cockroach and WhatsApp it to us so we can identify it.
Questions we get asked
Why do I see cockroaches even though my kitchen is clean?
German cockroaches only need crumbs, grease and water, and they can come through shared plumbing from a neighbouring unit. A clean kitchen helps, but it isn't a defence on its own.
How long does gel bait take to work?
You'll usually see fewer cockroaches within a few days, with numbers dropping sharply over the following weeks. A follow-up visit deals with the hatchlings.
Do you need to empty my kitchen cupboards?
Usually not for gel baiting. If we're also applying a residual treatment, we'll tell you which cupboards to clear beforehand.
Can one unit in a complex be treated on its own?
Yes, but results last longer when neighbouring units are done at the same time, because cockroaches move through shared drains and walls.
Are the big cockroaches in my bathroom the same as the small ones in the kitchen?
No. The big ones are American cockroaches from the drains. The small ones are German cockroaches that live indoors. They need different treatment.
Do cockroaches spread disease?
They can carry bacteria from drains and refuse onto food and surfaces, which is why they need to be dealt with in kitchens, especially in shared or commercial kitchens.
