If you're buying an older house in Villieria, have it checked for termites and rodents before transfer. If you're renovating, expect the building work to disturb whatever has been living quietly in the roof and walls. Those two situations cover a large share of our calls from this part of the Moot, and both are easier to deal with early than halfway through a project.
What Villieria houses are like
Villieria is one of the established Moot suburbs, with older houses and big trees. Many homes have been extended, updated or partly rebuilt over the years, and many more are waiting for their turn. That means original timber, older roofs and drains, and gardens that have grown right up against the walls.
Before you buy
A pest inspection on an older property is cheap insurance. These are the things we look at:
- Termite activity. Mud tubes on foundations and inside cupboards, hollow skirting and door frames, damaged roof timbers.
- Rodents. Droppings and nests in the roof, chewed wiring and insulation, greasy marks along beams.
- Birds in the roof. Old nests and droppings point to a bird mite risk once the nests are cleared.
- Drains. Broken grids and dry traps let cockroaches in from the sewer.
- Moisture. Leaks and damp soil against walls that invite termites and fishmoths.
If we find live termites, you can raise it with the seller before you commit. Our page on termite control across Pretoria and Centurion explains what the treatment involves.
During a renovation
Rodents on the move
Opening ceilings and walls disturbs rats and mice that have been nesting there. They don't leave; they move to the parts of the house you're still living in. We'd rather bait and trap before the builders start.
Termites and new work
New foundations, extensions, paving and flowerbeds all break any old soil treatment and open fresh routes into the building. A treatment during construction, while the ground is open, is far easier than drilling through new tiles later.
Bird mites when nests are removed
Roofers clearing old nests from under the tiles can release mites into the house. Plan for it: treat the nest area as part of the roof work. More on that in bird mite treatments in the north.
Cockroaches from opened drains
When old plumbing is cut and left open, American cockroaches come straight up. Cap open pipes at the end of every working day.
Once you've moved in
The everyday pests in Villieria are much the same as the rest of the Moot: German cockroaches in the kitchen, ants before the rain, wasps under the eaves and rodents in winter. A new kitchen is a good moment to break the cockroach cycle. Before the new units go in, have the old wall and floor space behind them treated, because that's where German cockroaches hide and breed, and you won't get another chance to reach it easily. For the kitchen side of that, see cockroach control in Montana and surrounds.
How we work
We inspect first and tell you plainly what we found and what it means. Then we treat with the right method for each pest: registered soil treatments and baiting for termites, lockable bait stations and traps for rodents, gel baits for cockroaches, targeted nest treatment for bird mites and wasps, and odourless, non-staining sprays where they help. You can stay in the house during normal treatments. Keep children and pets off treated surfaces until they're dry.
The mistake renovators make
Leaving pest control until the end, when the new floors are down and the paint is fresh. By then, termites may have found the new timber, and drilling through brand-new tiles for a soil treatment is the last thing anyone wants. Bring it in at the start.
A tip for older Villieria homes
Ask your builder to keep soil, rubble and new flowerbeds below the damp-proof course when the work is done. Raised beds against the walls are one of the most common ways termites get into older Pretoria houses.
What does it cost?
An inspection is a small cost compared to what it can save you. Treatments are priced on what we find: the size of the house, the length of the walls for termite work, the number of bait stations and how many follow-ups are needed. We'll give you a written quote after looking.
Villieria falls in our northern area, covered on the Montana pest control page, and neighbouring Queenswood shares a lot of the same older-house issues. We're SAPCA registered with 25 years of experience, and our 3-month guarantee covers you if the pest comes back. Call 012 012 5526, or WhatsApp us photos of anything you've spotted.
Questions we get asked
Should I get a pest inspection before buying in Villieria?
Yes, especially for older houses with timber floors or roofs. Finding termites or a heavy rodent problem before transfer gives you room to negotiate.
Will renovating make my rodent problem worse?
It often does in the short term, because the work disturbs nests and pushes rodents into other parts of the house. Baiting before work starts helps a lot.
When is the best time to treat for termites during building work?
While the ground is open, before new floors, paving and tiles go down. It's simpler and avoids drilling through new finishes later.
Why did I start getting bitten after the roofers cleared the nests?
Bird mites left in the old nests move into the house once their hosts are gone. Treating the nest area and the rooms below clears them.
Do I need to move out while you treat?
No, not for normal treatments. Only gas fumigation, which is rarely needed in a house, requires the sealed area to be vacated until it's cleared.
